Designing the First Chapter: Predevelopment Strategy for Meristem Communities
Large-scale development visions often falter not because the idea is weak, but because the early stages lack strategic alignment. Predevelopment is where risk accumulates — and where thoughtful advisory support can have outsized impact.
Our work with Meristem Communities focused on this formative period. The vision: a 235‑acre agro-neighborhood that integrated food systems, housing, and community. The need: clarity around positioning, market demand, and communication to investors and the public.
We supported the project team through a blend of market analysis, community engagement, and strategic communications. This included researching demand drivers, testing development narratives, engaging stakeholders for feedback, and reviewing early documentation and partnership agreements.
The objective was not simply to validate the concept, but to ensure that the project’s philosophy, market logic, and external messaging reinforced one another. The resulting alignment supported a successful community groundbreaking, investor conversations, and broader visibility for the project leadership.
