On the Columbia Tap: Investing in the Future of Active, Trail-Oriented Living in Houston’s Historic Core

Our latest development—located just a few doors off the historic Columbia Tap Hike & Bike Trail—is our direct response to this demand. The Columbia Tap Trail is more than a path; it is a 4-mile artery of history and health connecting the heart of Houston. By positioning this project within steps of this corridor, we are leaning into Trail-Oriented Development (TrOD). This isn't just about proximity; it’s about a design philosophy that blurs the lines between private living and public green space, prioritizing the pedestrian and the cyclist over the automobile.

Pioneering the "Livable Places" Ordinance

As a thought leader in community revitalization, I believe in using every tool available to solve our housing shortage. We are among the first to intentionally leverage the City of Houston’s new Livable Places Ordinance.

This landmark policy allows us to move past "one-size-fits-all" development. By utilizing these new rules, we are:

  • Creating "Missing Middle" Housing: Delivering the diverse, medium-density housing types that sit between the single-family home and the massive high-rise—the most undersupplied asset class in the urban core.

  • Designing for Variety: Building homes that serve a wide spectrum of household types, from young professionals to urban pioneers, ensuring the neighborhood remains vibrant and inclusive.

  • Executing with Speed: Utilizing tactical design to ensure this project serves as a rapid proof-of-concept for corridor revitalization.
